javascript mouseover hesitates

Hi
I'm fairly new to javascript but am coming along ok. I do have several scripts here on this one page I've attached. the problem is the MouseOver swap image. They seem to drag and hesitate somewhat. I've got a map of a condo development and when you mouseover the buildings in phase 1 (blue) a picture of that unit appears to the right and on top of that a jpeg of the description comes up also. So Onmouseover two images appear to the right. also have all images preloading, a script that tells you to be patient WHILE images are loading which goes aways once they're loaded AND it's all done with an imagemap PLUS i have a line of javascript down at bottom which makes a popup disclaimer and is a hyper link. I'm not sure what the problem is. Any ideas??
